Finished villa

The concept is to offer you a total-service-solution: searching for plots, concept design for a small fee, obtaining building permissions for you, building it including septic tank, electricity, plumbing, flooring, roofing, windows, doors, locks, terrace, and if you wish with kitchen, bath, and heating. The cost to build new, will roughly be:

• € 1.550 /m2  for ‘ossature bois’ (wooden frames),
• € 1.650 /m2  for a log home and
• € 1.750 /m2  for Ekorex®.

Actual prices will depend on the volume and the complexity of your design.

7 Steps to make:

1. Contact ValkVilla info@valkvilla.com - exchange information - let us know your plans (time, budget, surface of plot, size of house, etc.) so we can let you know how to proceed with plot, estimates, etc..

2. Find & buy a plot with CU - you can ask local estate agents to start your plot search. We suggest you plan a trip to see the area and available plots. Please note that having a CU will not mean getting the building permit easily or automatically..

3. Wishlist & drawing of your home - your budget, location, wishes and plans will dictate the framework of possibilities. Based on this a rough estimate is made, to see if it is at all viable. Then design concepts are generated and you make a choice. ValkVilla will contact the mairie and other bodies to discuss the viability and perhaps adapt the design. This will reduce risks of stage 4 and 5 and speed things up.
 

4. Detailed estimate - based on your final design a project estimate is made.

5. The building permit from your ‘mairie’. ValkVilla will manage this important phase by visiting the ‘mairie’ and the other governmental bodies involved several times and make a set of documents and drawings of high standard.

6. Order your home when the permit is granted and all regulations are met. The wooden building materials are produced in Finland in about 8 weeks. The ValkVilla maitre will select local craftsmen and prepare the build.

6. Let the crew build your home in 6-8 weeks with septic tank, electrical wiring, plumbing, flooring, roofing, doors, windows, locks, etc. Not standard are kitchen, pool, garden, fencing and driveway but we can incorporate it into the project if you like. The project is managed by our experienced French maitre d’oeuvre, coordinating quality, time and budget. You pay the cost of the crew monthly. Upon final delivery the 10 year guarantee starts.

here we have a French region where famous cognacs come from, with a perfect climate: not too hot in summer, not cold in winter. It is the region with the most hours of sunshine after the Mediterranean.

+ Get there easily:
by car through the Channel tunnel, by TGV with a stop in Angouleme or Bordeaux. Ryanair flies to Poitiers, Limoges, La Rochelle, Bergerac, Bordeaux and to Angouleme. In a day’s time you’re visiting your ‘less fortunate’ relatives in the UK.
